The Senior Maintenance Supervisor is responsible for ensuring that the maintenance staff and the physical aspects of the community meet Pillar’s established standards and any applicable laws.

What You'll Do

  • Leading and mentoring the on-site maintenance team providing direction, training, and support.
  • Participating in the diagnosis of problems and repairs in areas such as HVAC, electrical, plumbing, carpentry, dry wall, exterior structural, and basic appliances.
  • Maintaining all apartments and common areas with preventative maintenance.
  • Conducting daily inspection of both the interior and exterior of the community. Visually inspect the buildings and landscaping for any maintenance issues.
  • Inspecting apartments when notices to vacate are given.
  • Assisting with training and development of safety procedures and hazardous communications.
  • Providing sufficient time on training schedules for the performance of preventive maintenance (PM) on assigned properties and building assets according to maintenance policies, techniques, and practices.
  • Conducting monthly, quarterly, semi-annual, and annual testing and maintenance to community equipment as appropriate.  Including fire suppression, hot water heaters, exhaust systems, etc.

What You Bring

  • High School Diploma or GED required.
  • Must have prior supervisory experience, supervising 4-8 people
  • Ability to work a flexible schedule with regular and timely attendance. Ability to respond to community emergencies.
  • Must have working knowledge of plumbing, electrical, flooring, painting, HVAC, appliances, alarms, emergency systems.
  • Prefer working knowledge of elevators, fire suppression & irrigation systems.
  • Must have working knowledge of budgets, Yardi experience preferred.
  • Proven ability to manage vendors for maintenance projects as needed
  • Strong project management skills: results-driven focus and approach with the ability to manage multiple priorities and meet deadlines.
  • Strong sense of integrity and ethics.
