What You'll do
- Demonstrate a positive, professional, and service driven attitude with team members, residents, prospects, and the public. Constantly strive for improvements in work process and results to better meet expectations
- Manage daily operations of the property to achieve budgeted financial and operational goals
- Develop operating budgets and leasing strategies. Administer regular operational reviews and provide analysis of any corrective actions needed. Recommend and implement programs which contribute to team goals
- Oversee the leasing process by approving prospective resident applications, managing marketing initiatives, and renewals
- Analyze monthly financial statements including operating variances from budget, cash management and strategies for collection of receivables
- Maintain complete and accurate property files and records, according to company policies, with an emphasis on documentation for future reference
- Coordinate collection and documentation of all revenues. Communicate with accounting department to ensure accuracy of rent roll and accounts receivable
- Assist and oversee legal proceedings as required for lease compliance
- Manage resident relations and coordinate requests for repairs and maintenance, understanding of rent charges, lease issues and other resident concerns
- Responsible for screening, interviewing, and selecting talent; hiring the 'right' people
- Establish and maintain collaborative working relationships between team members; including direction, training, coaching and support
- Keep abreast of new technologies, systems and procedures related to property management
What You Bring
- High School Diploma or GED required
- College degree or equivalent working experience preferred
- Three years’ work experience in property management with prior supervisory experience preferred
- A good working knowledge of residential real estate; including a broad understanding of finance, leasing, legal, marketing, and the resident relations requirements of managing a mixed-use property. Ability to learn and utilize accounting, leasing, and other applicable software, technology, and social media
- Strong written and verbal communications skills. Ability to understand and carry out specific written and oral direction
- Positive, innovative approach to problem solving. Ability to work a flexible work schedule with regular and timely attendance
- Ability to work independently in an organized, efficient manner with a high level of accuracy, attention to detail, and follow-through
- Ability to exercise judgment and discretion is critical to success. Must be professional at setting priorities and coping with competing demands
- Excellent time-management skills
