The Leasing Specialist is responsible for the performance of all activities related to apartment rentals, move-ins, and lease renewals.  Adherence to a customer service philosophy by providing excellent customer service to Team Members and residents is paramount.

Essential Duties and Responsibilities

  • Interact directly with prospective and current residents to achieve maximum occupancy.
  • Generate and handle traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move-in paperwork and procedures.
  • Interviews prospective tenants and records information to ascertain needs and qualifications.
  • Accompanies prospects to model homes and apartments and discusses size and layout of rooms, available facilities, such as Resident lounges and game room, location of shopping centers, services available, and terms of lease.
  • Perform duties in accordance with applicable laws and company policies.
  • Provide a high level of customer service to Residents and Team Members.
  • Responsible for maintaining a professional appearance and attitude.
  • Courteous, efficient handling of resident requests and complaints.
  • Responsible for ensuring the “model” apartments are ready to show; responsible for maintaining work areas and office in clean and orderly manner; awareness of “curb appeal” of the property.
  • Responsible for reporting unusual or extraordinary circumstances regarding the property or residents.
  • Inspects condition of premises periodically and arranges for necessary maintenance.
  • Responsible for shopping competitor properties and collecting weekly market survey data.
  • Develop full knowledge of required application information, screening processes and policies regarding rentals.
  • Knowledge of lease terms, specifications, and all community policies.
  • Completes lease form or agreement and collects rental deposit.
  • Fully informed of current rental rates, sizes, locations, and all amenities of property.
  • Efficient and timely processing of all required administrative forms, reports, and related information.
  • Responsible for proper maintenance of all resident and property files.
  • Responsible to play an active role in the renewal and transfer process.
  • Develop and maintain an on-going resident retention program under the direction of the Property Manager.

  • Strong analytical skills with the ability to self-assess for accuracy and identify alternative scenarios.
  • Self-starting personality that can work well with limited direction.
  • Strong project management skills; results-driven focus and approach.
  • Adaptable with ability to manage multiple priorities and meet deadlines.

  • Demonstrates intellectual curiosity; seeks new approaches and challenges that contribute to success at both an individual and team level.
  • Maintain contact with all apartment locator services and local businesses to provide information material.
  • Keep abreast of new technologies, systems and procedures related to property management and perform related duties efficiently. Travel as assigned between local properties, if applicable.
  • Other duties as assigned.

Job Qualifications

  • High School Diploma or GED required.
  • Prior experience in sales-oriented environment is preferred.
  • Prior leasing experience is preferred.
  • Strong sense of integrity and ethics.
